Our extensive walk & talk consultation will leave you with a prioritized list of action items you can use to get your home picture perfect and ready to show.  You'll be able to focus your energy on things that will give you the highest return with the least headache.

  • After completing an extensive phone interview, I research your buyer demographic and prepare for our in-home consultation
  • Together, we’ll walk through your home with a detailed, checklist and discuss high impact staging strategies that are designed to create emotional connections with buyers.
  • We’ll discuss how to enhance the positive characteristics of your home and minimize the less desirable features.
  • You’ll be given specific instruction on what to pack, keep out, how to style bathrooms and kitchens as well as how to enhance curb appeal.  Recommendations on minor cosmetic enhancements such as paint (and specific color) will also be discussed if necessary.
  • We’ll use an 8-step staging philosophy to determine ideal furniture layout, décor placement, and recommend design strategies that will have a big emotional impact on buyers so your home will sell quickly and for the most amount of money.
  • We’ll give you a prioritized, actionable list of easy to follow tasks
  • A Priority Shopping List will guide you on what additional accessories and furnishings would enhance the look and feel of your home.

YOUR DECOR.  OUR EXPERTISE!  |  4 Hours  |  $400

Roll up your sleeves with Di Leo Design & Staging!  With this 4 hour home staging service, you’ll get everything included in the 2 hour consultation along with 2 additional hours of working directly with our stagers while photographing the transformation as we go along. We’ll physically stage the main areas of your home based upon the Staging Report recommendations.  Your space will be transformed using your furnishings and I’ll bring along some gorgeous accessories to give you a visual shopping list- saving you time, money and stress!   We’ll give your home an inviting, polished model home look for high impact photos and to attract the buyers you desire.

This service can take up to 4 hours in the home with 2 hours planning/prep time and includes:

  • We will make HUGE transformations using what you have to make the most of each space!
  • I will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact photos
  • We will work for up to 4 hours in the home, as well as photograph the transformations as we go
  • Your furniture and items are used
  • We’ll create flow, focal points and synergy with furniture arrangements that will have the maximum impact in photographs and showings.
  • Architectural features will be maximized for high impact and minimized where we need to distract by using art, mirrors and wall decor
  • Accessories and decor will be properly placed to create a warm and inviting setting
  • High-return recommendations such as additional accents, furniture or improvements will be shared
  • Kitchen staging and organizational strategies
  • Main living area staging, and emotional connection point set up
  • Main bathroom design
  • If time permits, we will tackle other key living areas, so your home is show ready
  • We will bring in essential staging accessories to give you a “visual shopping list” of what to purchase for modernizing and setting the stage for buyers to fall in love

FULL DAY POWER STAGING or REDESIGN DAY  |  8 Hours  |  $800

Do you have a larger home (over 2000 sq ft) with more than a few hours of work that needs to be done?  No problem!  This service simply extends our time together to include a day of rolling up our sleeves, following our detailed Staging Report and tackling the main areas of the home while staging for photos.

This service can take up to 8 hours in the home with over 2 hours planning/prep time and includes:

  • We will work for up to 7 hours in the home, as well as photograph the transformations as we go
  • Kitchen staging and organizational strategies
  • Main living area staging, and emotional connection point set up
  • Main bathroom, master bedroom and bath design
  • If time permits, we will tackle other key living areas, so your home is show ready
  • We will bring in essential staging accessories to give you a “visual shopping list” of what to purchase for modernizing and setting the stage for buyers to fall in love
  • You'll walk away with beautiful "after" photos of your staged rooms

Home must be prepped and cleaned prior to stager arriving
(Up to eight hours in the home with any additional hours reverting to a $100 hourly rate)

POWER SHOPPING & TRADE DISCOUNTS  |  $100 per hour

VACANT HOME STAGING  |  $200 Initial Assessment

Empty homes are especially in need of staging and this is where we shine!  We have multiple options and can work within any budget to make the home beautiful.

  • Starting with a home assessment, we deliver a proposal that provides a Good, Better, Best option to fit every budget
  • We use top quality furnishings in order to achieve that model home look that guarantees a buyer will "fall in love"

WARNING - Not all vacant staging is equal!

Not every home stager has the furnishings and accessories to pull together model home looking spaces!  Make sure to check the stager's portfolio and never go with the lowest price proposal since you usually get what you pay for.
